Planning & Architectural Design

 

Initial Design

The practice will carry out analysis of your requirements of the project by relating to your needs and to what you need from the build and quality standards in relation to your budget.

Developed Design

The practice will analyze your requirements further and will present developed proposals in the form of drawings for you to consider. Budget costs and time scale will be evaluated at this stage. Planning permission may be required at this stage which we can help you with and apply on your behalf if required.

Detail Design

After translating the brief into a developed design the practice will produce detailed drawings and specifications for pricing by builders or contractors. A list of suitable contractors will be selected with you. Procurement of contractors/builders will be selected on quality, experience and generally the lowest tender will be awarded the contract. Contracts will be prepared by the practice for you to engage with the builder or contractor along with working drawings, specifications and documents. Members of the practice are members of professional bodies CIOB & CABE and follow their strict code of professional conduct ensuring that every part of our service is carried out in professional manner without any conflict of interest with builders, services and suppliers.

Construction

The practice will help evaluate the tenders received and when construction starts act as your independent advisor during building work, liaising with the builder but completely independent of him and inspecting the work at important intervals on your behalf to ensure that the works is being carried out in accordance with contract documents. Advice will be given to you on stage payments during the project, and we will only certify works which comply with drawings and specifications.  A certificate of compliance for planning and building regulations will be issued at the end of the development for legal and banking purposes.
